Position Purpose:

Responsible for sale and managing the foreclosed assets of BKT (properties that have passed under bank ownership after a foreclose action) with a major focus on the efficient use of bank real estate portfolio composed of operating and non-operating premises.


Main Duties & Responsibilities:

  • Manage a portfolio of foreclosed assets from foreclosure, sale, to final disposition.
  • The foreclosure sale specialist assists those interested buying foreclosed assets, by simplifying the process to them. The foreclosed specialist receives all necessary information from the client on the property they are interested in buying, the price they intend to pay and any other distinguishing features.
  • Actively market the property. Communicate and lead negotiations to potential buyers or ex-owners, via email, telephony and face to face meeting if necessary. To accompany the potential buyer in visiting the property.
  • Investigate the financial and lending status of the buyer to determine eligibility for loan financing.
  • To be responsible for the achievement of the sales targets of foreclosures and coordinate the process with branches;
  • Manage all external relationships in regard to the properties (Real estate agencies, RERO office, OSHEE, UK).
  • To draft rules and procedures for the functionality of the foreclosed assets business in the bank, including sale and rental contracts, monitoring rent collections and agreements;
  • Conduct a thorough review of each foreclosed asset, to ensure that the report appears correct, based on the information provided in the inspection, as well as the photos provided, and that the mandatory photos are clear and adequately reflect the property condition.
  • Inspect the condition of the properties and assess the necessary maintenance by notify and preparing reports about the maintenance needs of the facility and the actual condition.
  • To coordinate with other departments and BKT branches, to present the offers for sale and rent to senior management.
  • Maintain the database and reporting of assets for every development regarding the transaction sale.
  • To be updated with the real estate market developments and reports periodically;
  • To establish a market-oriented property evaluation system and update it;
  • To follow the developments in relevant regulations and procedures.

Qualifications:
  • University Degree preferred in civil engineering, architecture or city planning; Economic science; Social Science.
  • Background in real estate market and preferred relevant license;
  • Previous experience of at least two years in sales of real estate properties;
  • Previous experience in mortgage servicing or a combination or legal experience in litigation, real estate, and/or bankruptcy.

Skills:

  • Independence: Foreclosure sale specialist must be able to manage their work in order to market the properties for sale to potential buyers as well as to present the right properties as per the requirements of the clients (buyers).
  • Communication: Need to communicate face-to-face or virtually with their clients, so must have excellent communication skills, understand customer requirements and desires. Convincing Skills: Must be convincing in what says about clients and other negotiators in the process of selling properties.
  • Troubleshoot: Ability to effectively communicate complex issues with ex-owners and communicate each case both verbally and in writing to senior management. Foreclosure sale specialist answers to their clients' questions carefully regarding intern regulations. They also need to respond quickly to forwarding messages from buyer to seller (bank) and vice versa.
  • Foreign Languages: Must have good knowledge of spoken and written English;
  • Accessible: Available to travel for business purposes;
  • PC: Very good knowledge of Microsoft office, Google map/earth etc.
