Main Responsibilities:
The Sales Manager is responsible for identifying, developing, and managing client relationships, as well as achieving the sales targets established by the company. They oversee and coordinate the entire sales cycle, including pre-sales, sales, and after-sales activities, ensure the acquisition of new clients, and maintain relationships with existing clients.
Main job tasks and responsibilities:
- Manages and continuously monitors relationships with existing clients, ensuring a high standard of professional service.
- Identifies target customer segments and develops action plans to effectively reach and engage them.
- Oversees the entire sales process, from initial contact to deal closure, including pre-sales and after-sales activities, to achieve monthly and annual sales targets.
- Manages the contract finalization process with clients and investment companies, ensuring that all comments, revisions, and requested changes are accurately incorporated and reflected in the final contractual documentation.
- Maintains ongoing communication with clients after the completion of transactions, providing support on any issues or requests, identifying new business opportunities, and keeping clients informed about project developments.
- Coordinates with relevant stakeholders regarding client payment schedules and deadlines, ensuring compliance with the terms established in the preliminary sales agreements.
- Manages relationships with real estate agencies involved in property sales, including the preparation of bilateral agreements and the continuous update of sales-related information.
- Conducts real estate market research by gathering insights from existing and prospective clients, monitoring competitor activities, assessing market impact, and providing input for product development and positioning.
- Collaborates with internal teams in evaluating and providing sales-related feedback on project concepts and development opportunities proposed by investors.
- Works closely with the Marketing Department in the development of promotional materials, marketing campaigns, and communication initiatives.
- Ensures full compliance with the Company’s and/or Group’s policies, procedures, regulations, as well as all applicable Anti-Money Laundering (AML) and Counter-Terrorist Financing (CTF) laws and regulatory requirements.
- Provides clients with information regarding construction quality, pricing, property registration, financing options, maintenance services, and other services offered by the developer.
- Informs clients about the various stages of the construction process and the estimated timelines for project completion.
- Promotes, presents, and sells the company’s portfolio of properties to both existing and prospective clients, assisting them in selecting the most suitable solution based on their needs and preferences.
- Monitors the collection of initial installment payments from clients and, in specific cases, supports the After-Sales team in collecting subsequent installments upon maturity, particularly for problematic accounts.
- Coordinates meetings between clients, financial institutions, and the Finance Department when financing support is required.
- Prepares draft sales agreements in accordance with templates approved by the Legal Department.
- Coordinates with all relevant departments to ensure the successful completion of contract execution and, upon signing, communicates the finalization of the sale to the involved stakeholders.
- Identifies and addresses potential client concerns or issues and escalates them to the appropriate departments or personnel when necessary.
- Oversees the contract signing and notarization process, collaborating with all relevant parties and following the instructions of the Sales Director regarding the registration and filing of sales agreements.
- Ensures that all information related to the sales process is accurately updated and maintained in the CRM system in a timely manner, from initial engagement through to the completion of the client relationship.
Minimum 3 years of experience in a similar position in sales or real estate.
Other Qualifications:
- University degree in business or related fields.
- Strong focus on results and client orientation.
- Excellent skills in sales management and building client relationships.
- Outstanding communication and teamwork skills.
- Very good knowledge of MS Office; knowledge of AutoCAD (reading) is considered an advantage.
- Strong organizational and coordination skills.
- Positive attitude, dedication to work, and flexibility to work under pressure.
- Ability to persuade, influence, and deliver effective presentations.
- Valid driver’s license.
- Very good knowledge of the English language; knowledge of other languages is considered an advantage.
