Job position: Project Manager Department: Operational Location: Tirane



Summary: The Project Manager is responsible for effectively planning, managing, and overseeing the process and project activities for store renovations, new stores, relocations and expansions. Incumbents must travel to all renovation and new store sites to ensure accuracy and proper completion.

Duties and Responsibilities:


- Analyze market opportunities.
- Manages all facets of project management (budget, schedule, procurement, quality &
risk) for individual real estate projects including planning, design, construction,
occupancy and closeout.
- Demonstrates capability to read, understand and apply standard to complex documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.
- Management of the analysis, interpretation and reporting process so that the project reflects the business objectives in the presentation and reporting of findings.
- Prepare financial analysis (P & L, etc.) for each proposed project
- Communication and efficient negotiation with external contractors, owners, real estate
agencies, local authorities and regional development authorities.
- Managing key relationships, including coordinating with property owners, store managers, industry contacts and consultants.
- Managing internal and external relationships with 3rd parties including contractor appointments and tender submissions.
- Finds and negotiates to obtain a lease of real property in accordance with the strategy of the company.
- To ensure that projects are resourced and implemented correctly, within budget and on time.
- Oversee multiple renovation, new store, and relocation and expansion projects.
- Lease renewal processes, reporting and management.
- Shelves and signaling, and stock orders.
- Negotiation of acceptable costs and contract agreements with suppliers.
- Budget control and time spent monitoring job cost summaries regularly.


Other Job Functions:

- Participates in any training program in and out the country
- Ensures all the required reports



Qualifications:

- Education: University Degree, preferably in business related fields
- Work Experiences: At least 3-5 years’ work experience preferably within the retail industry

Skills:

- Strong communication skills
- Strong project management skills, with the ability to manage multiple, complex projects
- Knowledge of sequencing and merchandising
- Ability to balance multiple priorities and deadlines.
- Strong analytical and problem-solving skills, with the ability to see implications and
provide solutions and recommendations
- Strong interpersonal skills, with the ability to develop relationships across all levels
- Must have a valid driver’s license


Additional qualifications:

- Mobility – the job entails frequent travel in Albania and abroad
- Must be able to use MS Office applications – Word, Outlook, and Excel to a competent standard
