SOS Children’s Villages Albania is a private, nongovernmental and nonprofit organization, which makes every attempt to offer a permanent home to the children who have lost their parents or for several reasons have no possibility to live with them. The SOS Children’s Village also strongly support the children at risk of losing their families, and the families in need through implementation of different projects aiming at the further development of their capacities.

SOS Children’s Villages Albania is looking for a Local Construction Project Manager

Limited fund is 2650 EUR (without VAT).

Requirements:
· Architect or civil engineer diploma
· To be registered to NCB (QKB) and to be active (Recent copy of NCB).
· To be licensed by the Ministry of Urban Development for the following categories.
NP1,NP2,NP3,NP7 NP10,NP11,NS1,NS2,NS4,NS8,NS13,NS14,NS16 (copy of licenses)
· CV of individual/ the company
· Preferable experience in project managing renovation or construction projects
· Fluent English speaker
· Excellent communicator, written and spoken
· Can work to deadlines and has a track record of keeping projects on or under budget
· Is a strong team player and can also function independently

Main duties

Participate for preparing Bill of Quantities detailed description of needed renovation works, tender specific requirements and other needed tender documentation.

· Support the national association to obtain all needed technical permissions for renovation of the facility
· Monitor the planning process and that all construction and renovation is to SOS Children’s Villages construction guidelines
· Supervise the tender procedure
· Negotiates with the bidders and prepares the forms "Analysis of Offer" and "Construction Contract Checklist" accordingly
· Visit the construction site as agreed with national director
· Provide regular progress reports including budget tracking
· Provides a summary report on construction progress with photographs each 2 weeks and forwards these reports to the IOR Construction Manager.
· Prepares the required reports (Construction Project Report) and forwards these reports to the IOR Construction Manager every two months (or more often if required by the IOR)
· Monitors the budget with the general contractor and send updates to the IOR Construction Project Manager and the National Director
· Support the national association to taking over (together with the IOR Construction Manager) of all services of the contractors
· Support the national association to
· procures furniture, fitting and equipment (by means of a tender)
· negotiates with the bidders, analyses the offers and prepares the purchase contract
· supervises and coordinates the delivery and installation of furniture and equipment
· taking over (together with the architect) of all services of the contractors
